Mezzanine project finance is advanced to a developer to fund the gap between the first mortgagee's facility limit and the developers cash contribution to the project.
First mortgagees will traditionally lend 50% to 80% of project hard costs.
If a developer has a 20% equity in the project and applies for a first mortgage loan of 80% of hard costs, then the Bank only approves 65% of hard costs, the developer will require an additional 15% in funding to top up and enable the project to proceed.
foundation Capital will arrange Mezzanine Funding for the developer to top up over and above the first mortgage facility. Facilities range from $1,000,000 to $10,000,000.
